Zoning status (imar durumu)

Zoning status is the official document showing what may be built on a plot. It sets out the development right, the permitted number of floors, setback distances and intended use, and is obtained from the municipality.

The value of a plot is determined not by its position but by its zoning status. If one of two neighbouring plots is zoned residential and the other classified as agricultural, the difference between them is not a difference in price but in category. That is why the first document to examine when buying land is not the title deed but the zoning status.

What to look for, in order: the use decision in the development plan (residential, commercial, tourism, agricultural), the floor area ratio that sets density, the ground coverage ratio, the permitted number of floors, setback distances and any annotations on the plot. Misreading a single one of these can change the purchase decision entirely.

Why it matters to an investor

Zoning status shows today's right, not tomorrow's. Plan revisions can push a plot's value up or down. In developing districts the real gain in an investment often comes from reading that change correctly.
