Which districts of Antalya stand out for investment?
My areas are Altıntaş (Aksu), Lara, Kundu, Güzeloba, Belek, Döşemealtı and Konyaaltı. Among these, Altıntaş has been the most intensively developing district of the past five years; its position between the airport and the Lara beaches sets it apart for investors and residents alike. Lara, by contrast, is an established line with limited supply.
What is the price range in Altıntaş?
As of July 2026, apartments run from 90,000 to 300,000 euros depending on type, and villas from 350,000 to 1,800,000 euros. Rents range from 15,000 to 200,000 lira depending on the type of home and whether it is furnished. These are district-wide figures; individual projects and aspects vary considerably.
How does a revenue-sharing development work?
The process does not begin with a contract. First the zoning status, comparable values and the district’s forward projection are established; only then does anyone sit at the table. The delivery schedule and technical specification matter as much as the sharing ratio. A well-structured deal rewards both the landowner and the developer.
How are consultancy fees set?
Nothing is charged until you see results. A fee only arises once the transaction closes, on terms agreed at the outset.
Are there properties that never appear in listings?
Almost all of my transactions close without ever being listed. Quality properties in particular are presented in private meetings with buyers of matching calibre. If you describe clearly what you are looking for, we can also consider options that are not publicly advertised.
Is buying off-plan safe, and what should I check?
What matters is not the project itself but the developer’s track record and how the contract is structured. The delivery schedule, delay provisions, technical specification and payment plan should all be clear from the start. I filter the projects I work with for reliability, and where I hold the mandate, sales and marketing coordination sits directly with me.
How does the process work for buyers based abroad?
We work with investors from more than ten countries. Correspondence and meetings are handled in Turkish, English and Russian; throughout the process you proceed in your own language with the team and, where needed, an interpreter. Guidance through title deed, tax and banking steps is part of the service.
What should I prepare before a consultation?
Your budget range, your objective (rental yield, capital growth or living there) and your time horizon are enough. We work out the rest together. Sometimes the right answer is to wait, and I will say so plainly.
