Altıntaş: next to the airport, the centre of the coming decade

It is rare to witness a district being built from nothing. In Altıntaş this has happened in front of me for eight years.

Altıntaş is a residential district within Aksu, rising between Antalya airport and the Lara beaches. Over the past five years it has been the most intensively developing line in Antalya, and I expect it to remain the centre of the next ten. As of July 2026 apartments range from 90,000 to 300,000 euros depending on type, and villas from 350,000 to 1,800,000 euros. I made my first sale here in 2017, a plot of land.

Where is Altıntaş, and why is it talked about so much?

What makes Altıntaş distinctive is not its architecture but its position. Antalya airport on one side, the Lara beach line on the other, and between them an area reached without ever entering city traffic. That makes the district make sense for two different buyers at once: the investor who comes a few times a year and wants the gate close, and the family building a new life away from the density of the centre.

When the area was opened to development this was farmland. Today dozens of projects rise along the same line simultaneously, infrastructure is being laid, and the streets are still getting used to their names. This phase, when a district is built from zero, is both the most rewarding and the most demanding for an investor: value is created here, and so are mistakes.

These ranges are for the district as a whole. On the same street, within the same month, two projects can differ significantly per square metre. Three things decide it: the developer's track record, the project's distance from the main axis, and the aspect of the apartment. Within one project, the gap between a north-facing two-bedroom and a south-facing one on the same floor is often wider than the gap between two different projects.

I publish these figures because an investor looking at the district from a distance needs an anchor. But I will not give a firm price for a single apartment here: quality units are usually concluded without ever being listed, and the live inventory changes weekly.

Who buys in Altıntaş, and how has the buyer profile changed?

The district's buyer profile has been rewritten once in eight years.

In the first three years after zoning, purchases were led by investors from Russia, Ukraine, Iran and Kazakhstan. The motivation was clear: a currency advantage, fast decisions, mostly small floor areas.

Over the last three years the picture has changed. Two groups now lead: Turkish citizens living abroad, and buyers over forty from cities such as Konya, Kayseri, Ankara and Istanbul. This second group looks for larger floor areas, thinks over a longer horizon, and usually frames the property as both an investment and a future home.

That shift reshaped the product as well: demand moved from one-bedroom units towards two and three bedrooms, and projects with strong shared facilities came forward.

Which line in the district holds the most value?

The spine of Altıntaş is the six-lane Başbuğ Alparslan Türkeş Boulevard, known on the ground as "the 40". Every quality project along this boulevard holds long-term value; the further you move from it, the lower both today's price and tomorrow's liquidity.

The way to understand which line in a district will appreciate is not to look at a map but to read the zoning plan. In Altıntaş this was the axis where commercial use would concentrate, and so it did. The first question in an investment decision is how many minutes the project sits from this axis.

What are rental yields like in Altıntaş?

Monthly rents range widely, from 15,000 to 200,000 lira depending on property type and furnishing. The gap can look misleading; the reason is simple: the district holds both the small unfurnished apartment and the fully equipped villa at the same time.

One caution here. Supply in Altıntaş is rising fast. An apartment that rents easily today may not rent at the same figure once a hundred similar units in the same project are handed over. In an investment built on rental income, always factor in the delivery schedule and the total number of units along the same line.

Buy off-plan or completed?

Buying off-plan still makes sense in Altıntaş, with conditions. What creates the gain is the appreciation during construction; what creates the risk is the same period.

What to examine, in order: the developer's completed and delivered work, the delivery schedule and delay terms in the contract, how binding the technical specification is written on paper, and where the payment plan sits against currency movement.

A completed apartment removes uncertainty and in return leaves part of the appreciation to the seller. The right choice depends on the investor's horizon: off-plan for those who can wait three years, completed for those who want rental income today.

What should you watch when investing in Altıntaş?

I defend this district, but I defend it by telling the truth.

Altıntaş is demanding today for anyone living without a car. Public transport is improving but has not reached the comfort of the central districts. Daily services, schools, healthcare: all are growing, none are complete. If you are coming here to live, come knowing this.

The second caution is on the developer side. Many projects are rising at once and they do not all carry the same record. I put the projects I work with through a reliability filter; if you are proceeding alone, build the same filter yourself.

The third is timing. This is not a district to buy in every month. If conditions are not right I tell my investor to wait, because sometimes the most profitable investment is waiting.

It is possible, but not on the terms of eight years ago. Today the gain on the land side depends on reading the zoning status correctly and on the soundness of the revenue-sharing structure. This is the core of my expertise: my first transaction was a land sale in this district.

Can I decide without seeing the district in person?

You can, but I would not recommend it. In Altıntaş the difference between two neighbouring plots does not show up in a photograph. If you cannot come in person we run a video tour; what settles the decision is always the same thing: which questions get asked.
