How can listings reveal a realistic price range? Removing duplicate and outdated property adverts

Check listings for duplicates, freshness and comparable features before using them to establish an asking-price range.

Seeing the same apartment advertised by three accounts can look like three opportunities. An outdated price can also anchor your budget incorrectly. Establishing a home price range from listings starts with checking that the homes are distinct and still for sale. A clean list supports negotiations.

Keep one row for each home

Create a spreadsheet with columns for the listing link, checking date, location, floor, room count, stated net and gross area, building age, service charges and price. Kitchens, balcony views and layouts in photographs help identify duplicates. Compare floor and orientation too, so similar apartments in one development remain separate.

Distinguish the original listing date from your checking date. Republishing an advert does not necessarily mean a home has just entered the market. Ask when the price last changed and whether the home remains available. If prices differ for the same home, confirm the seller’s current asking price.

Build a group of comparable apartments

Select homes in the same immediate area, of similar size and with comparable occupancy conditions. Separate furnished, tenanted, completed and awaiting-handover homes. Treat a price per square metre cautiously when the net area is unknown.

For example, suppose five similar apartments have verified asking prices of TRY 4.2, 4.4, 4.5, 4.7 and 5.6 million. The median is TRY 4.5 million. If the TRY 5.6 million apartment includes a large terrace or different delivery package, assess it separately. This establishes asking-price expectations; actual sale prices require dated, verifiable transaction examples.

Narrow the range through conversations

Ask about the latest price, negotiating flexibility and sale conditions for at least three comparable homes. Questions such as “What changes for an upfront purchase?” and “Which furnishings are included?” help explain a wide range. Date the answers.

Your final file should show the verified listing range, uncertain features and questions to answer before making an offer. This puts a seemingly low price’s advantages and missing information in the same table.
