Is a home eligible for a bank mortgage? Documents to check before paying a deposit
Have the bank assess the property documents and your borrowing circumstances together to reduce financing uncertainty before paying a deposit.
A listing says “mortgage eligible”. That alone does not mean your requested amount will be approved or the bank will accept the home as security. Mortgage eligibility in Turkey involves the property's condition, valuation and your repayment capacity. Bring all three together before paying a deposit.
Match documents to the property's identity
Ask for current title information, the independent unit number and building documents. The cadastral block, parcel, building block, floor and door details should match the home shown. List the title category, building permit, occupancy permit status and other documents the bank requires.
Review annotations, declarations, mortgages and similar entries in the current land registry record with the relevant party. For an existing mortgage, clarify repayment and removal procedures with the bank and land registry office. Seek expert assessment if an entry's meaning is unclear.

Submit the requested amount for bank assessment
Give the bank property documents, income details and existing debts. Ask what remains unresolved after preliminary assessment. Disclose later alterations or differences between documents and actual use before valuation. Banks' acceptance criteria may differ. Before applying, ask when valuation is required, its fee and the next step if the result is unfavourable.

Suppose the sale price is TRY 5 million, valuation TRY 4.5 million and approved loan TRY 2.7 million. Your own funds must cover TRY 2.3 million of the price, plus purchase costs. These figures are hypothetical. Assuming the loan will equal a fixed percentage of the listing price can leave a cash shortfall.
Clarify deposit conditions in writing
If paying before the credit assessment is complete, first discuss what happens if financing fails. The signed document should clearly state the payment's nature, refund conditions, parties, property details and deadlines. Obtain legal review of the specific document; do not assume every deposit is automatically refundable.
Before proceeding, review bank approval, approved amount, offer expiry and the timing of your own funds together. Clear information reduces the risk of an unexpected financing gap on the land registry transfer date.
