Is everything in the show apartment included? A guide from viewing to contract

Match each feature you like in the show apartment to your own unit’s plan and technical specifications.

Turn the viewing into a delivery list

Take photographs with permission and record items by room. List fitted cabinets, doors, flooring, climate-control systems, appliances and movable furniture separately. Mark each item “included”, “extra charge” or “not yet clarified”.

Where possible, request the brand, model, dimensions and quantity of anything described as included. If substitutions are possible, clarify contractually which features must remain and how changes will be communicated. Ensure any promise to use an “equivalent” explains the required quality.

Review your own apartment’s plan

The show apartment may differ from your unit in floor, orientation and size. Match the block, floor and registered-unit number across all documents. Door openings, columns, balcony dimensions and window directions affect everyday use.

A sofa fitting the display apartment does not establish that the same layout will work at home. Place your intended furniture dimensions on your plan. Check how documents define net and gross area, and assess shared-area allocations separately.

For example, if the sales representative includes three air conditioners but the specification mentions only air-conditioning infrastructure, resolve that difference before signing. Record who supplies and installs the units. Base your purchase budget on this clarified package.

Make shared facilities and handover specific

Ask where the pool, gym and landscaping will be, their scope and when they become usable. Establish which phase includes facilities shown in project images. Record management’s estimated operating costs and the date of any existing service-charge decision separately.

Then create a one-page handover checklist. For each item, record the document, page and product description. Keep dated photographs and correspondence, and check the current versions of contractual attachments together.

At handover, use the same list to mark installed items, functioning systems and anything missing. Resolving a small uncertainty before the purchase helps your budget and expectations align more closely with the home you receive.
