Selling a home in Antalya: how to research seasonality and choose a listing date
Research sale timing through your home’s likely buyers and recorded demand.
“Let’s wait until summer” may sound practical when deciding when to sell a home in Antalya. Yet each property has different buyers and uses. A family seeking a permanent home may follow a different calendar from someone buying a second home for certain months. Before choosing a listing date, identify the need your property meets, then research that demand.
Track comparable listings
List nearby homes with similar room counts, size, building condition and usage features. Record when you first saw them, asking prices and later changes. Count multiple listings for the same flat as one home.
A removed listing does not prove a sale. It may have expired, been paused or continued through another agency. Where a sale is unverified, note “listing removed; outcome unknown”.

Record the progression from interest to offers
Agree on weekly tracking with your property adviser. How many people requested details, viewed the home, or progressed to another meeting or an offer? Record questions and reasons for withdrawing too.
Note when photographs or prices change. If demand rises at the same time, do not attribute it solely to the season. Presentation, competing prices and ease of arranging viewings may also matter.
Ask buyers how they intend to use the property. School dates may matter to families, travel plans to out-of-town visitors, and financing preparations to investors. Avoid drawing firm market trends from a few conversations; examine the accumulating records.
Include the cost of waiting
Service charges, upkeep, financing and any accommodation elsewhere may continue while you postpone listing. Weigh these costs against hopes for a higher price. Do not treat future price increases as guaranteed.
Complete preparations before focusing on the calendar: accurate measurements, clear photographs, necessary documents and consistent price research. Plan when viewings are possible. Unavailability during a period of strong interest can complicate the process.
Include special circumstances in your research file: an existing tenancy, moving dates or work due at handover. These details can affect buyers’ decisions, so keep them in view when assessing seasonality.
Set a review date after publication. Examine the records then and decide whether price, presentation or viewing arrangements need improvement. Your selling timetable can develop around evidence about your home rather than month names alone.
