How much extra should you pay for a sea view? Comparing premiums in the Mediterranean region
Assess a sea-view premium by comparing similar flats and checking the view you would enjoy daily.
You enter the living room, see the sea and immediately find the home more appealing. The next question is how much of your budget the view’s premium would take. To assess a sea-view price premium in the Mediterranean region, compare similar flats and note where, how much and during which activities the sea is visible.
Compare similar flats first
Prepare a list of flats in the same complex or nearby. Record usable floor area, building age, floor, interior fittings, parking and service charges. Note when each price was verified: an old listing may not reflect today’s offer.
If the sea-view flat is also larger, the full price difference cannot be attributed to the view. The most useful comparison is between two flats with similar features and different outlooks. Verify asking prices with sellers; separately record the date and source of any completed-sale information.
Include renovation needs. If the flat without a view has a refurbished kitchen, while the sea-view flat needs new windows, add that expense to its purchase price. This shows the feature you value alongside the total amount you would spend.
Check the view from where you would live
Step onto the balcony and sit where your living-room sofa would go. Look from the desk, dining area and bedroom too. Ask where listing photographs were taken to match those images with everyday experience.

Fit the premium into your usage plan
In a wholly hypothetical example, suppose two comparable flats have asking prices of 6 million and 6.6 million TL. The 600,000 TL difference represents 10% of the lower-priced flat’s asking price. This hypothetical calculation makes the gap between two offers easier to understand.
For a permanent home, consider the view’s daily value to you. For a rental property, investigate whether comparable sea-view homes achieve a verifiable rent premium. Without supporting data, do not treat higher assumed rent as certain income.
See the view at another time on your final visit. Light, privacy and balcony usability may add useful information. Before offering, write down an acceptable premium alongside the deposit and initial maintenance costs. This gives you a concrete budget boundary while considering the home’s appeal.
