Investing in a shop in Altıntaş: how do home numbers translate into customers?

Assess planned housing numbers alongside actual occupancy and suitability for the intended business.

Several large housing developments surround the shop you are viewing. It is tempting to imagine a strong customer base. When researching a shop investment in Altıntaş, test that expectation against actual use on the ground. Handover status, resident households and people’s daily routes help you understand the potential of the business you have in mind.

Separate planned population from current activity

Find out nearby complexes’ total apartment numbers, then record handed-over, occupied and unfinished units separately. Compare available management information with site observations. Lights in windows or one visit cannot establish a precise occupancy rate.

Observe people passing the shop on different days and at different times. Make short counts during the morning commute, lunchtime and the evening return. Record dates and observation periods; do not treat these as annual customer numbers. Which side people walk on, where they cross and whether they can see the shop also matter.

Research the need it could meet

Examine existing businesses and access. Where do people currently go for groceries, coffee, personal care or other services? The absence of a similar business nearby alone does not prove an opportunity. Demand, access and business sustainability need consideration together.

Prepare a hypothetical operating calculation. Determine the monthly contribution needed to cover rent, staffing and other fixed expenses. Divide it by the average contribution remaining after transaction-related costs to estimate the required number of transactions. Does that match observed activity and your target customer? Consider a prospective tenant’s budget rather than assuming high rent before a business model is clear.

Verify technical conditions and permitted use

Ask the relevant municipality whether the premises suit your intended activity. Planning, building and business requirements belong in the same investigation. Antalya Metropolitan Municipality’s e-İmar service can start your plot research; separately confirm activity suitability and required documents with the relevant departments. Have electrical capacity, water, ventilation, waste disposal, loading space and customer access checked technically. Needs differ by business, so designation as commercial premises does not establish suitability for every activity. Include necessary adaptations in the purchase budget.

Finish with separate scenarios for the existing customer base and future developments. If you can carry the budget even when future handovers are delayed, you can see more clearly the conditions under which the investment could work.
