Would you still want that summer home in winter? Four-season checks on the Mediterranean coast

Assess a home you liked in summer against off-season daily life and building conditions.

Walking along a lively street on a summer evening and seeing the nearby beach makes living there easy to imagine. Choosing a home on the Mediterranean coast becomes clearer when you consider the other months too. An off-season visit provides a valuable second look, especially if you plan to live there permanently or visit frequently in winter.

Try daily life on a winter timetable

Map actual routes to shops, pharmacies, public transport and healthcare. Verify opening times and timetables with the relevant businesses or service providers. Ask which days a business you saw in summer operates during winter.

Walk around on a weekday morning and evening. Observe street lighting, the route home and places providing everyday essentials. If you do not drive, plan how you would return after the last bus. Check pavements and pedestrian crossings particularly after rain.

Use your own habits to assess the neighbourhood. Daily walkers and people working from home have different expectations. Write down where you would shop, meet friends and arrange transport for guests in winter. This tests the area against your actual life.

See how the home responds to changing seasons

Track winter sunlight too. See rooms in the morning and afternoon and note shadows from buildings in front. Confirm how the heating works and which appliances will remain at handover.

Ask management which services continue off-season, how staffing works and what maintenance is planned. In a complex with limited winter use, knowing whom to contact for an urgent fault is important when you are away.

Create three headings on your decision sheet: everyday access, comfort at home and off-season services. Under each, record observations and unanswered questions. Resolve uncertainties remaining after the second visit before making an offer. This brief plan for the months you intend to spend there turns a summer impression into a better-informed decision.
